How Often Should a Fire Alarm Be Serviced?

A guide to BS 5839 fire alarm maintenance requirements for homes and commercial premises — and what happens if you skip it.

Regular fire alarm servicing is one of those things that's easy to put off — until something goes wrong. Here's what you actually need to do, how often, and why it matters.

The Short Answer

According to BS 5839 — the British Standard for fire detection and alarm systems:

  • Domestic properties: minimum one professional service visit per year
  • Commercial premises: minimum two professional service visits per year (every six months)
  • All premises: weekly testing by a responsible person on site

What Happens During a Service Visit?

A proper fire alarm service is more thorough than simply pressing the test button. A qualified engineer should check:

  • Control panel and power supplies (mains and battery backup)
  • All smoke and heat detectors — tested individually for response
  • Manual call points throughout the building
  • Fire beam detectors — tested and realigned if needed
  • Sounders and visual alarm devices
  • All relays and links checked for correct operation
  • Battery condition and replacement where necessary
  • System fault log reviewed and cleared

At the end of every visit, you should receive a written service report and — for commercial premises — a BS5839 inspection certificate documenting all tests carried out and any remedial work needed.

Is Fire Alarm Maintenance a Legal Requirement?

For most commercial premises, yes. The Regulatory Reform (Fire Safety) Order 2005 places a legal duty on the 'responsible person' — typically the business owner or employer — to ensure fire detection and warning systems are properly maintained.

Failure to maintain your fire alarm system can result in:

  • Enforcement notices from the fire authority
  • Fines and, in serious cases, prosecution
  • Invalidated insurance claims following a fire
  • Personal liability if occupants are harmed

What About Domestic Properties?

While there's no specific statutory requirement for annual fire alarm servicing in private homes, it's strongly recommended — and required in HMOs (Houses in Multiple Occupation). Many home insurance policies also require evidence of maintained fire alarm systems.

At a minimum, homeowners should test their smoke alarms weekly using the test button and replace batteries annually (or install 10-year sealed battery alarms).

How to Choose a Maintenance Provider

Look for an engineer or company that:

  • Issues a proper BS5839 inspection certificate after every visit
  • Tests every detector and component individually — not just the panel
  • Provides a written service report with any remedial actions noted
  • Has experience with your specific system type and manufacturer
  • Offers a planned maintenance contract with priority call-out response
